Meriden's oldest law firm and Chamber member Luby - Olson, P.C., has space available in the lower level of its office building at 405 Broad Street (Veteran's Memorial Boulevard). Luby - Olson occupies the first and second floors on the main and upper levels of the building. They are offering the lower level space to a compatible small professional office user, such as an accountant or other service-oriented company. The available space consists of 1,470 square feet of finished office space with nine (9) foot ceilings and includes wall to wall carpeting, kitchenette with cabinets and vinyl flooring and a three (3) fixture bathroom with tile floor. There is a shared entrance to the space from the on-site parking lot. Included in the rent are parking, landlord's general liability and hazard insurance, gas heat and air-conditioning, exterior lighting, fire and security systems and emergency interior lighting. The rent also includes water and sewer expenses, real estate taxes, snow removal, garbage removal and maintenance of the building and grounds. Tenant will have to pay for its own electricity, telephone service, internet connection, cleaning service and tenant's general liability and hazard insurance for the interior of the leased space.
